OWNER BUILDER WARRANTY - 137B REPORT
Are you an Owner Builder selling your owner built construction within 6.5 years of Final/Occupancy Certificate?
The Victorian Building Act 1993 states an Owner Builder must provide a 'defects inspection report' ; or a '137B' Report conducted by a Registered Building Inspector/Practitioner.
The Owner Builder seller must also provide Domestic Building Insurance in the case he/she dies, becomes insolvent or disappears within the warranty period.
A 137B Report provides a list of defects both structural and non structural to the buyer, so the buyer can be aware of what structural and non structural defects are therefore not covered by the Domestic Building Insurance.
